    The Manager, Leasing Negotiator is responsible for managing and administering all aspects of the leasing process for Payless retail chains with a global footprint. This includes negotiations with relevant landlords related to new leases and lease renewals, identifying potential store locations and relocations, and analyzing alternatives to maximize tenant leverage. This position will be responsible for tracking critical dates, financial and operational obligations related to leases, and working closely with internal Real Estate, Store Operations, Accounting, and Legal teams.


    This is an opportunity to work with a dynamic team that is looking to drive new approaches within the retail real estate space, including creative solutions related to the physical space and occupancy costs of store portfolio footprints.


    • Manage all aspects of the leasing process including negotiation of terms, execution of contracts, and ongoing administration of executed leases
    • Track critical dates and financial/operational obligations outlined in leases and ensure responsibilities of both landlord and tenant are fulfilled
    • Conduct market analysis within relevant submarkets to identify market rents and trends when evaluating potential store locations
    • Negotiate lease renewals and new leases with landlords, leveraging data-driven knowledge of submarket information and alternative options
    • Communicate and coordinate with Legal department to incorporate negotiated terms and prepare contracts
    • Maintain all relevant lease data in Company leasing software and databases, and compile reports and analytics to evaluate portfolio
    • Serve as primary contact and Company representative to relevant landlords, and conduct required research to make recommendations on dispute resolutions
    • Develop strategies and creative solutions across a wide variety of elements related to occupied space, including reimagining store footprints, lowering occupancy costs related to utilities, taxes, and insurance, and capital expenditure projects
    • Stay abreast of retail industry and trends


    To be successful in delivering results, the ideal candidate will have:

    • Bachelor’s degree in a business-related discipline
    • Four plus years of commercial real estate finance-related experience; retail leasing experience a plus
    • Possess in-depth knowledge of deal structures and lease terminology
    • Excellent quantitative, analytical, and problem-solving skills
    • Solid written, verbal, and interpersonal communication skills
    • Exceptional negotiation and closing skills
